Intelligent FS were initially contracted to complete the invasive survey for this project, which
identified a lack of suitable cavity barriers within the outer insulation layer of the rainscreen
cladding (including Western Red Cedar, Brick masonry and Aluminum panels) and the party wall positions could allow fire to spread from one apartment to a neighbouring apartment. Additionally, all balconies and walkways were constructed of flammable timber which also required replacing.
The building is essentially an island, surrounded by canals and rivers, making access extremely difficult.
Intelligent FS were the only bidder to recommend making use of the surrounding canals and rivers, with specially designed skips with hopper bottoms and barges with 80-ton limits, to both deliver materials and remove waste, turning a project constraint into both a commercial and environmental benefit. Innovative temporary works landings were designed to create staging areas at the rear of the building above the roof for safe and easily accessible work areas. The project includes the replacement of cavity barriers and insulation to the external cladding system, including removal of 120 existing balconies to install fire proofing details. A combination of fixed scaffold and tower crane solutions were designed, along with site access via the adjoining canals to a separate waste transfer station.
