- Introductions

- Project Update
2.1 – Overall, the project is around 65% complete with 7 mast climbers currently active. Below is a more detailed breakdown of each area.
2.2 – Position 1 – All works now complete in this area.
2.3 – Position 2 – Cladding works are now complete between L5-8 with progress down the building to continue.
2.4 – Position 3 – Works to L1 and L3-L8 complete. Cladding works have been paused in order to complete balcony works which are currently 50% of the way through.
2.5 – Position 4 – All work to this area is 100% complete.
2.6 – Position 5 – Cladding complete from L3-L8 with L2 currently underway.
2.7 – Position 6 – All works complete from L2-L8. L1 works have just commenced this week.
2.8 – Position 7 – All works to this area complete.
2.9 – Position 8 – works to zinc cladding is progressing well with the left side being down to L3 and the right side being down to L5.
2.10 – Position 9 – Work in this area is due to start in late-October.
2.11 – Position 10 – Works to L7&8 now complete and L7 just getting underway this week.
2.12 – Position 11 – Work in this area is about to start with the position 12 mast climber being relocated.
2.13 – Position 12 – All work to this area has been complete and the mast climber currently being removed.
2.14 – Position 13 – Work in this area will be the last works on site to commence as the site welfare compound will need to be removed.
- Project Lookahead – the following works are what is intended to be carried out in the period until the next meeting.
3.1 – Position 2 – All works are likely to be complete by the next Resident Liaison Meeting
3.2 – Position 3 – Balcony works will be complete by 19/10 with cladding works then resuming with the aim of being complete and mast climber removed on 23/10.23/10.
3.3 – Position 5 – Cladding remediation will be complete next week with balcony works commencing on 19/10. This will be complete at the end of October and them the mast climber will be removed.
3.4 – Position 6 – Level 1 works will take approximately 4 weeks to undertake. All works in this area will them be complete.
3.5 – Position 8/8a – Works on each side will continue down the building works on balconies will be commencing next week.
3.6 – Position 10 – L6 will be complete in the next couple of weeks with L6 to follow.
3.7 – Position 11 – Mast climber will be erected over the next week with cladding works to then commence at L8.
3.8 – Position 12 – Once the mast climber has been removed, remedial and clean up works will take place. Once complete, scaffold access will be removed.
- Compliments and Complaints
4.1 – A complaint was raised about the level of dust in certain areas of the car park which resulted in cars being dirty. Unfortunately, due to the nature of the work that we are carrying out and the wind that blows through the car park, this can’t always be avoided. However, the frequency of cleaning within the car park areas has been increased in order to reduce the levels of dust.
- Resident Queries
5.1 – Query was raised about the noise produced by the warning buzzer of the mast climbers. The warning buzzer is in place to alert people in the area that the mast climber is in motion and is a safety feature that can not be turned off. Whilst the volume on different mast climbers may differ, the volume is not adjustable. We apologies for the disturbance that this causes but we are unable to do anything to make this quieter.
5.2 – Residents have asked about the installation of privacy film. This has been left odd windows unless requested by residents. If you would like privacy film installed on your windows, please just let a member of the IFS team know.
- Any Other Business
6.1 – Additional works have recently been instructed for IFS to replace all timber decking on balconies to Carruthers St and the car park elevation with an aluminium alternative. The site team will be in touch when the time comes for works to your balconies to be carried out so, please keep an eye on your mailbox.
